Central Texas home sales show steady momentum headed into spring selling season
AUSTIN, Texas — According to the March and 2026-Q1 Central Texas Housing Report released by Unlock MLS, the Austin-Round Rock-San Marcos MSA closed out the first quarter of 2026 with renewed market activity, with March data signaling a notable shift in buyer engagement. In March, the median home price reached $426,220—the lowest March median price since 2021—creating a more accessible entry point for buyers after several years of rapid price growth. Closed sales rose to 2,593 transactions, up 0.5% year over year, while pending sales climbed 15.4% to 3,357 transactions, reflecting increased buyer activity and forward-looking demand.
Across the first quarter of 2026, the Austin-Round Rock-San Marcos MSA reflected a market recalibrating in real time. The median home price declined 3.4% to $415,300 while active listings rose 4.5% to 33,751 homes, bringing months of inventory to 5.5 and expanding options for buyers across the region. This combination of pricing and growing inventory signals more balanced conditions, with buyers gaining flexibility as sellers adjust to a more deliberate pace of demand.
Vaike O’Grady, market research advisor at Unlock MLS, said the quarterly data tells only part of the story, with March marking a clear transition in market activity.
“What the quarterly figures don’t show is the shift we saw in market activity from February to March. Despite the uncertainty of the global geopolitical environment and higher interest rates, the Central Texas market is settling into a more typical pattern of activity. Double-digit month-over-month increases in pending and closed sales indicate that buyers are out there and making moves when the price is right. At the same time, we’re seeing a window open for buyers who have been priced out in previous years, especially first-time homebuyers, as more attainable pricing creates new opportunities to enter the market with greater confidence.”
