Saulo Santos

Saulo Santos is the Facilities Manager at the Austin Board of REALTORS® (ABoR), where keeps ABoR’s property safe, reliable, and welcoming. Saulo joined ABoR in 2021 and brings more than 25 years of facilities and property management experience to the role.

Saulo’s career began in hands-on maintenance and mechanical roles and grew into engineering, property management, and facilities leadership. Along the way, he has led operations at commercial, luxury residential, hospitality, federal, and association properties. His previous roles include Chief Engineer at ABM Industries and Wilson 5 Services, Engineering Manager at The Langham New York, Assistant Property Manager with Solow Management Corporation, and Resident Manager with Akam Associates. He has a background in mechanical engineering, HVAC, and refrigeration and holds more than 40 industry certifications.

At ABoR, Saulo oversees facilities operations, including operating budgets, capital and maintenance projects, grounds, equipment, security, housekeeping, and team performance. He makes sure the facilities are fully operational, safe, event-ready, and maintained to code and city guidelines. He coordinates staff, contractors, and vendors and puts preventive maintenance in place to keep disruptions to a minimum. His customer service focus and relationship-building skills help create a positive, consistent experience for members, subscribers, and everyone who uses the property.

Saulo is especially proud of his work in team training and development, project management, and customer satisfaction. He values working across departments to support members and customers while keeping the facility safe for staff and visitors alike.

Saulo’s approach to work is simple: smile, stay positive, and meet challenges with a problem-solving mindset. As he puts it, “Every day might not be good, but there is good within every day.”
